Major structural work, full system replacements, and damage from misuse or external events also sit outside contract scope regardless of provider.

The reason exclusions exist is simple: a fixed annual fee is built around predictable, preventable maintenance. Capital replacements, such as a failed compressor, sit outside that scope. Budget separately for any significant expenditure on the property.

Guarantees that should be in writing

A well-structured AMC carries enforceable commitments, not just a service schedule. European Technical publishes five guarantees with its contracts: a 12-month workmanship warranty on every repair; a photo report sent to your WhatsApp within 24 hours of every visit, giving you a documented record of what was checked and what was found; a 14-day money-back period from signing; the right to cancel after six months with 30 days written notice and a prorated refund of the unused term; and, for Premium and Platinum holders, a guaranteed emergency response within two hours or one hour respectively, with the next visit provided at no charge if that window is missed. Same-technician continuity is offered where scheduling permits. Each term places a financial consequence on the provider for non-performance, which distinguishes a contract from a brochure.

Reading the schedule before you sign

The schedule is where everything becomes concrete. A home annual maintenance contract from European Technical includes a full year calendar at the outset, with 48-hour SMS and WhatsApp reminders before each visit. Your April AC service is in the diary in January, not something you chase when every other household in the building has the same idea.

One detail worth confirming before you sign: what happens when a repair needs a part not on the vehicle. The return visit should be within 24 to 48 hours. A contract without that window leaves your timeline undefined.

European Technical apartment plans are priced at AED 1,499 per year for Essential, AED 2,499 for Premium, and AED 3,999 for Platinum. Villa contracts start from AED 2,999 per year.
